Abstract
Der Wohnungsbestand in Deutschland ist nur zu einem kleinen Teil an die spezifischen Anforderungen älterer Menschen angepasst. Vor dem Hintergrund der demografischen Entwicklung müssen in den nächsten Jahren verstärkt Anstrengungen im Barrieren reduzierenden Umbau unternommen werden. Vollkommene Barrierefreiheit ist im Bestand oft nicht realisierbar. Funktionale, pragmatische und kostengünstige Lösungen unterhalb dieses formalen Standards sind daher notwendig. Die erforderlichen Anpassungen können in Stufen vorgenommen werden, ausgerichtet auf den Bedarf der Bewohner und die jeweilige Situation vor Ort. Dabei sollten im Sinne des Universal Designs die Bedürfnisse verschiedener Nutzergruppen berücksichtigt werden und einer integrativen Gestaltung der Vorzug gegeben werden. Drei Fallbeispiele aus Berlin illustrieren die Möglichkeiten und die Grenzen des Barrieren reduzierenden Umbaus im Universal Design im bestehenden Geschosswohnungsbau.
Only a small proportion of the housing stock in Germany is adapted to the specific requirements of elderly people. Against the background of the demographic development, an increasing effort must be made in barrier-reducing conversion of housing in the next years. The complete removal of barriers can often not be realised in the existing stock. Therefore, functional, pragmatic and reasonably priced solutions below this formal standard are necessary. The necessary adaptations can be carried out in steps, oriented towards the needs of the residents and the respective local situation. In this context the needs of different user groups should be taken into account in the sense of Universal Design, and preference should be given to integrative design. Three case studies from Berlin illustrate the possibilities and the limitations of barrier-reducing conversion in Universal Design in the existing multi-storey housing stock.
