Abstract
Der Einzelhandel in der Bandbreite seiner heutigen Erscheinungsformen hat auf der Angebotsseite sowie auf der Nachfrageseite in den zurückliegenden Jahrzehnten einen gravierenden Wandel vollzogen. Dabei ist eine generalisierende Beurteilung sehr schwierig, liegen doch zwischen SB-Warenhäusern, Möbelmärkten oder Factory-Outlet-Center (als Beispiele) ganz erhebliche Unterschiede der Motive für Standorte, Erreichbarkeiten, Dichte und Erlebniswert. Ein nicht unerheblicher Teil der potenziellen Kundschaft war/ist in ausreichendem Maße mobil, um diesen Angebotsformen räumlich zu folgen, die Einkaufsgewohnheiten danach zu orientieren (umfangreiche Einkäufe in geringerer Frequenz) oder werbungsinduzierte Angebote zu folgen. Künftig werden auch für ältere Kundengruppen soziale Netzwerke (Facebook, Twitter u. a,) ihre Einflüsse geltend machen, indem Kunden sich in stärkerem Maße an den Beurteilungen anderer Kunden orientierten. Wo planungsrechtlich die Errichtung großflächiger Einzelhandelsstätten gelenkt oder unterbunden wurde, stand der Bestandsschutz des existierenden Einzelhandels (meist innerstädtisch oder innerörtlich) im Vordergrund. Die Befassung mit der Versorgungssituation weniger mobiler Gruppen war bestenfalls ein Nebeneffekt der zuvor genannten Maßnahmen.
In recent decades retail in all its present forms has undergone severe change in terms of both demand and supply. It is very difficult to make any generalised judgements on this, owing to great differences between, for instance, self-service department stores, furniture stores, and factory-outlet centres in terms of location, accessibility, density and shopping experience. A considerable proportion of potential customers was/is sufficiently mobile to spatially follow these forms of supply, adapting their shopping habits accordingly (buying in greater bulk less frequently) or pursuing advertised goods. In the future social networks (Facebook, Twitter and others) will also make their influence felt on older customer groups, as customers orient themselves increasingly according to the judgements of other customers. Where the development of large-scale retail facilities was prevented or restricted by planning law, it was usually because the focus was on protecting existing retailing, mostly in the inner cities or town-centres. A concern with retail provision for less mobile groups was at most a side-effect of these measures.
